A total of just shy of 100 groups visited the property in the three weeks it was on the market. 10 offers were received with the accepted offer having no special conditions. It was at a price level more than 70% above the RV.

There were several factors that contributed to this outcome. Including, but not limited to:

Digital marketing presence. Most people nowadays search for property online. Our marketing packages are geared towards making the most of this. With stats like 7,515 hits on trade me (this is only one of multiple websites we market on), and 11,785 people reached on Facebook which translated into an outstanding 1574 Facebook engagements, it is not hard to see why a digital focus provides the most effective and measurable marketing approach. Floor plans, drone shots and a virtual tour also added to the campaign’s effectiveness.

We believe in what we are doing so much that we paid for the advertising, it didn’t cost the owners a cent for the digital marketing of their home.

The purchasers had easy online access to a large amount of information. Using our property files system, potential purchasers could sign in on their own time and download a plethora of information. This included a building report, LIM report and electrical quote.  As well as comparable sales, school zoning, title, memo of lease and rental appraisal (supplied by us). This allowed people to make an informed decision.

The house was staged with furniture. A property is rarely going to look its best empty. Engaging a home stager is an excellent idea in this scenario. It very quickly transforms a property from a house to a home. Furniture can also make a room look larger with it giving purchasers a better perception of the size of the living spaces. The budget was around $1500 for this property.

An “enquiry welcome from” price was used, in combination with a fixed date for offers. This provided buyers with a guide, while still allowing the owners to ensure they were fully testing the market.
